A forward-thinking consortium, spearheaded by the proptech company CurveBlock and supported by former Leeds United and Liverpool FC footballer Dominic Matteo alongside investor Paul Massey, has acquired the Valleybrook Holidays site in Peakswater, near Looe, Cornwall. This marks the first step in developing a revolutionary, energy-positive holiday homes park in the UK.
The partnership, known as Matteo Curveblock, plans to transform the site into a state-of-the-art holiday destination. The project includes refurbishing 10 existing properties and building 24 new, highly energy-efficient lodges. This £9 million redevelopment will not only elevate sustainable tourism but also set a new benchmark for eco-friendly property development in the UK.
A Vision for Sustainable Travel
Paul Massey, CEO of Ohana Mua Holidays, will manage the Peakswater site upon its completion. With a track record of success, including his recent exit from Adler & Allan after its acquisition by Goldman Sachs Asset Management, Massey is committed to reshaping the UK’s staycation market.
“Our goal is to lead in sustainable developments while creating exceptional destinations where people want to visit and stay,” said Massey. The consortium plans to establish a network of five energy-positive, AI-optimized holiday parks powered by Web3 and blockchain technology.
A Game-Changing Development
Matthew Couch, managing director of CurveBlock, highlighted the unique opportunity presented by the Peakswater site. “With extant planning permission and year-round occupancy rights, this project is ready for execution. It’s the perfect foundation to demonstrate what sustainable development can achieve,” said Couch.
CurveBlock, founded in 2018 by Gary Woodhead, Joey Jones, and Matthew Couch, has been a pioneer in making real estate investment accessible to everyone. The company is also working with regulators to enter the Financial Conduct Authority’s (FCA) Digital Security Sandbox, paving the way for consumers to invest in real estate ventures securely.

The construction will be carried out by Rasico, a Northallerton-based firm known for its expertise in delivering large-scale projects.
